Waxhaw · 1990s–2010s, on larger lots, with an older village core
Bigger lots and newer houses, where the constraint is rarely the building and often what's under the garden.
Additions with real room to grow, primary suites added over garages, and kitchens on a scale the city stock can't accommodate.
The thing to know first
A septic permit can end a bathroom before it starts
Adding a bedroom or a bathroom on septic means the system has to be rated for it, and if it isn't, you're looking at a drain field expansion — often $8,000 to $20,000 — before you've bought a single tile. Union County holds the septic records. We pull them during the design agreement, because finding this out in week one costs you nothing and finding it out in week nine costs you the project.

What is behind the walls in Waxhaw
- Sound, conventional framing in most of the stock — these projects run closer to the estimate than anything in the city
- Septic systems and drain fields that decide, absolutely, whether you can add a bathroom
- Wells on the older and more rural properties, with their own water-quality and pressure implications for a new kitchen
- Crawlspaces that were never conditioned and are usually damper than the owner thinks
What it costs around here
Same ranges as everywhere else. Where you land in them is what Waxhaw decides.
- Kitchen
- $58k — $135k
- Bathroom
- $28k — $72k
- Whole-home renovation
- $180k — $650k
The age of the housing stock here is one of the biggest single levers on those numbers. Finding out which way it moves yours is what the design agreement does — $3,500 for a room, credited in full against construction.
